城市住宅开发项目可持续评价研究

摘要:传统的关于住宅项目可持续的评价方法存在很多问题,对评价结果的准确性产生不良的影响,主观因素对结果的影响较大,评价指标相当零散,缺乏系统性,评价结果难以完整地反映住宅项目的可持续发展水平。基于多指标可拓的原理,物元分析利用物元模型、可拓数学方法与关联函数理论,构建了住宅项目可持续水平新的评价方法。同时,实例证明,通过采用熵值法计算其指标关联度权数,较大程度的避免了主观因素的影响。与现有的评价方法相比,该方法更为可靠和简便,更能客观直接地衡量住宅项目的可持续水平。

Evaluation on Sustainable Appraisal of Urban Housing Development Project
Abstract:The traditional evaluation methods for sustainable residential projects still have had a lot of problems, which have a great impact on the accuracy of the evaluation results. Especially, subjective factors have a great influence on the results, evaluating indicators are very fragmented and lack of systematic, and the evaluation results can not completely reflect the level of the sustainable development of residential projects. According to the principle of multi-target extension, matter-element analysis constructed a new evaluation method of sustainable residential, which was based on element model, extension theory of mathematical methods and correlation functions. As the same time, example showed the use of entropy method to calculate the correlation index weights in this new method could also avoid subjective influence in a large extent. This comprehensive method is more reliable and convenient compared with the existing evaluation methods; it can measure the sustainable level of housing projects more objectively and directly.
