城市轨道交通对房价的影响:基于OLS与分位数回归的特征价格模型

摘要:城市轨道交通对住房价格的影响以引起学者们的广泛关注。基于特征价格模型,本文采用OLS和分位数回归分别研究了成都市地铁系统对住房价格的影响。OLS回归表明房价随住房到地铁站距离增加而先升而后降,呈显倒U型;同时,分位数回归进一步揭示地铁站对低、中、高价房的溢价呈逐次递减的关系。本研究可为政府交通规划决策提供参考。

The impact of Urban Rail Transit on housing prices: A Hedonic Price model based on OLS and Quantile regression
Abstract:The impact of urban rail transit on housing prices has attracted extensive attention of scholars. Based on the hedonic price model, OLS and quantile regressions are used to study the impact of Chengdu metro system on housing prices. The OLS regression shows that the housing price rises first and then decreases with the increase of the distance from the housing to the subway station, presenting an inverted U-shape. At the same time, the quantile regression further reveals that the subway station\'s premium for the low, medium, and high-priced houses decreases successively. This research provides a reference for government to make transportation planning and decisions.
