摘要:为了促进房地产市场平稳健康发展,“因城施策、差异化调控”很有必要!本文考虑影响房地产市场的 4 类主要因素——房地产市场规模、市场结构、市场成熟度以及资金来源,将全国 35 个大中城市通过聚类分析的方法划分为以北京为代表的成熟区、以西安为代表的新兴区、以石家庄为代表的发展区、以重庆为代表的特殊区以及深圳房地产市场。结果验证补充了前人的研究结果,进一步证实了国内房地产市场发展的不平衡,为货币当局进行房地产市场差异化调控提供了依据。

Location Division of Real Estate Markets in 35 Large and Medium Cities in China Based on System Clustering
